Newly-built homes have several advantages:new homes usually have a new bathroom, fitted kitchen, carpets and other fittings and are generally low maintenance. Many building companies offer incentives such as paying some, or all, of your deposit or payment of legal fees and some will allow you to select a colour scheme instead of settling for the usual neutrals.

Here are a few pointers for you when viewing newly built homes:

  • Check that the builder has a good reputation.
  • Look at the surrounding properties as well as the home you would like to buy.
  • If possible, talk to previous customers and find out if they had any problems and whether they would recommend the builder to you.
  • Is the site tidy and well-managed – where there is ongoing building work, is the area fenced off and building materials properly stored so children can't get access?
  • Inspect your potential new home carefully to ensure there are no defects.
  • Wait until your potential new home is fully completed before you move in and check that stairwell widths and room sizes are as expected.
