Newly Built Homes
Newly-built homes have several advantages:new homes usually have a new bathroom, fitted kitchen, carpets and other fittings and are generally low maintenance. Many building companies offer incentives such as paying some, or all, of your deposit or payment of legal fees and some will allow you to select a colour scheme instead of settling for the usual neutrals.

Lawson-West have many years' experience of carrying out the conveyancing for buyers purchasing newly built homes. We will keep you informed every step of the way and let you know important stages have been completed. We do our searches on-line so that any problems are highlighted at the earliest possible opportunity and so resolved without causing any additional delays. This means you can concentrate on planning your home move without any legal worries.

In addition to the legal, land and title searches, Lawson-West will check:

  • Your newly-built home is protected by a good warranty provided by a reputable company. Most new homes are protected by the National House-Building Council's (NHBC) 10 Year Buildmark warranty and insurance.
  • That the Buildmark Cover offers proper cover to ensure there are no nasty surprises.
  • With our local knowledge, we will know whether your new home's builder has a good reputation.

Here are a few pointers for you when viewing newly built homes:

  • Check that the builder has a good reputation.
  • Look at the surrounding properties as well as the home you would like to buy.
  • If possible, talk to previous customers and find out if they had any problems and whether they would recommend the builder to you.
  • Is the site tidy and well-managed – where there is ongoing building work, is the area fenced off and building materials properly stored so children can't get access?
  • Inspect your potential new home carefully to ensure there are no defects.
  • Wait until your potential new home is fully completed before you move in and check that stairwell widths and room sizes are as expected.

If you instruct Lawson-West to buy your newly built home, a dedicated case handler will be appointed to deal with your conveyancing transaction. You will be given both their direct dial number and a direct email address giving you access to your case handler throughout the transaction. Lawson-West will always use straight forward communication and use legal jargon-free explanations so you can understand what is happening.
