A bridging loan is a short-term loan that is usually between 6-12 months in length, that is used to ‘bridge’ the gap until further funds have been made available, usually by way of a remortgage or sale of the property.

At Lawson West Solicitors, we frequently act for borrowers in Leicester, the Midlands and further afield when they are entering into bridging loans secured over both commercial and residential properties and land.

Examples of some of the most common situations where we assist borrowers are as follows:

  • Securing the purchase of a property as a matter of urgency due to tight deadlines e.g. auction purchases;
  • Buying a property before your other property has sold;
  • Consolidating existing debts or refinancing from an existing lender;
  • Carrying out refurbishment before refinancing under a conventional mortgage.

At Lawson West Solicitors we understand that time is of the essence when dealing with bridging loans and due to our strong reputation for dealing with bridging loans we have dealt with in excess of 100 bridging loans in the past few years. We are extremely familiar with what lenders require, how they operate (including the documents they require borrowers to sign) and also have very strong relationships with a lot of the bridging lenders currently operating in the UK, together with their solicitors.
