If you own rental property, 2026 is going to look very different. The Renters’ Rights Act 2025 and recent Budget changes will reshape the buy-to-let market, and landlords need to prepare now to stay ahead.

What’s Changing?

    • No more quick evictions: From May 2026, “no-fault” evictions will end. Landlords will need a valid reason and more notice to regain possession.

    • Rolling tenancies: Fixed-term contracts are out. Tenancies will roll on monthly, and tenants can leave with two months’ notice.

    • Rent rises limited: You can only increase rent once a year, and it must be fair.

    • Extra rules: Pets are allowed (with insurance), homes must meet higher standards, and councils will enforce compliance more strictly.

    • Tax changes: Income tax on rental profits rises in April 2027.

What Does This Mean for Landlords?

Whether you own just one rental property or a large portfolio don’t wait until the rules kick in, start planning now:

    • Review your portfolio and check if your properties meet the new standards.

    • Budget for compliance costs and upgrades.

    • Look for energy-efficient improvements or properties with EPC ratings of C or above are more attractive to tenants.
